This primary purpose of this position will support the Senior Design Manager and the Senior Construction Manager to ensure that the design vision is realized on project site.
The ideal candidate will be energized by a fast-paced, entrepreneurial environment. S/he will be a highly organized, detail oriented, self-managing individual who takes a strong sense of ownership of projects, and is willing to respond to emerging needs, last minute changes, and to assist with other projects in an “all-hands-on-deck” manner. They will also be willing to occasionally travel and work evenings or weekends to attend conferences, support events, engage in professional development and networking opportunities. They will have excellent oral, written, phone and interpersonal communication skills and be open to giving and receiving respectful feedback and constructive criticism.
ESSENTIAL JOB DUTIES:
SUSTAINABILITY MANAGEMENT (35%)
Lead sustainability goals for each project and TPI.
Take ownership of the LEED for Homes Certi?cation, act as primary contact for LEED related questions, driving durability strategies, green amenities, Title 24 performance, solar packages, etc.
Maintain knowledge of other opportunities to pursue additional certification for each project: (i.e.) Living Building Challenge and various "Petals", Passive House, Net Zero, Well Certified, and others as they develop
Managing Healthy Materials – sourcing, Help vetting of materials for Declare and/or other Red List Chemical mitigation e?orts
Sustainability and Wellness Products - finding new and innovative products to be on the cutting edge of trends. This includes attendance to sustainability conferences both locally, and those that may involve travel
DESIGN-CONSTRUCTION IMPLEMENTATION SUPPORT (50%)
Documentation of Design / Construction workflow directives, ensuring key decisions made are communicated clearly and are trackable and referenceable information. Requires development of sketches, details, and/or information packages to prepare design concepts to the construction team.
Manage current drawing sets between Troon / Architect and Job Site
For all of the following: Stone, Plumbing Fixtures, Light Fixtures, FF&E (furniture, fixtures & equipment) Appliances, Door Hardware, Bath Accessories and Miscellaneous Decorative Items:
Assist with product and sample sourcing - research and recommend products as requested by Senior Design Manager
Aid in management of project schedules (in Excel) and cutsheet binders
Aid in collection, review, and revision of proposals for accuracy and cost comparison
Obtaining occasional pricing (highest quality at best value - more direct purchasing, less middle-men)
Create and implement Purchase Orders, upkeep of PO Log, Check Requests, invoice coding, order follow up, delivery tracking, quality control and troubleshooting as needed upon delivery arrival
Aid in management of inventory storage, and domestic and international delivery coordination
DESIGN-CONSTRUCTION STUDIO SUPPORT (15%)
Take ownership of Troon Library - physical and digital. Organize magazines, books, and spec books - print material and digital material through upkeep of FLICKR account – organize and catalog material library.
Maintain soft and hard copy files of project related files including subcontractor preliminary Notices, consultant reports, NDAs, contracts, updated drawing sets, permit sets
Develop and Maintain ongoing project Disclosure packet / Owner’s Manual / Maintenance Manuals for all projects - with CEO & DC Team
Office Supplies – ensure DC team has what they need, create supply stations and ensure stations are adequately stocked
Under delegation of Acquisitions Manager, maintain acquisitions checklist, set-up utilities for each new project, mail, parking permits, oversee CCSF paperwork - tax exemption forms, seismic and solar rebates
To perform the job successfully, an individual should demonstrate the following competencies:
Certified LEED AP for Homes
Background (education or experience) in architecture and construction
5-7 years of design and/or project management experience
Highly competent in Microsoft Office applications (Outlook, Excel, Word, PowerPoint), Adobe Creative Suite and Auto Cad

For example, while sitting and typing, the employee must be able to handle other matters. Because of the multiple requirements of the position, the employee is frequently required to reach with hands and arms and occasionally required to stand; walk; climb or balance; stoop, kneel, crouch, or crawl for a period of time to accomplish the required tasks. Sometimes this may involve lifting and /or moving items/materials weighing up to 10 - 25 pounds, and occasionally up to 50 pounds.
