Architect, Construction Management, Project Manager
As a member of the Development team, the Project Manager is responsible for assisting the Senior Project Manager in overseeing the implementation of the Constellation Park development project. The Project Manager assists in coordinating all assigned tasks, collaborating with other disciplines, and successfully implementing each project with a high level of success and Client satisfaction.
The Project Manager will operate in a multidisciplinary environment with other project team members such as DMA Project Principal, Construction, Owners Asset Management team, Property Management/Operations, Legal, Leasing, Accounting, working to implement development projects. The Project Manager will work most closely with and be under the guidance of the Senior Project Manager and the Project Principal, working collaboratively to coordinate the design and construction process and facilitate timely and on-budget construction projects. Specifically, the Project Manager must assist in the following tasks:
Monitoring actual and forecasted costs vs. budget for assigned components of the project. Reporting discrepancies to DMA Senior Project Manager and DMA Project Principal.
Monitoring consultants, vendors and contractors actual progress vs. planned schedule for assigned components of the project and reporting any discrepancies to Senior Project Manager and Project Principal.
Issuing Requests for Proposals as needed.
Reviewing proposals and making recommendations.
Internal plan reviews/comments, Supporting Owner/Client design approvals and in coordinating municipal permit process and other approvals.
Overseeing performance and quality standards.
Coordinating any design and construction changes and approvals during the project.
Overseeing project construction progress and quality.
Managing and coordinating general contractor, owner’s vendors through the completion of construction and project closeout.
Participation in construction owner, architect, and contractor (OAC) meetings, including preparation of meeting notes as necessary. Specific duties may also include monitoring the status of shop drawings & submittals vs. contractor’s schedule, consultant turnaround time and monitoring the status of outstanding RFI’s, including timely consultant response.
Close out of construction projects assembling and recording all documents, fees, charges, lien wavers, balance reports, as-builts and other construction related items necessary to close out projects.
Review of contractor cost issues as assigned by Senior Project Manager.
Organizing all master and electronic copies of documents used in the implementation of the project. Candidate must be highly organized and able to account for and reference all project files rapidly.
Creation and upkeep of regular project status updates.
Work with Residential Leasing and management team for Punch list close out and move in.
All other duties as assigned.
Work is performed in a standard office environment with regular construction site visits.
Requirements and Qualifications:
Bachelor’s Degree in Architecture, Construction Management or related field. An understanding and appreciation of quality design and a sense of taste and standard of quality are necessary attributes of this role.
Experience working in Adobe, Photoshop and all Microsoft Office products (Word, Excel, PowerPoint, Project, etc.) is required. Additional computer technology experience that will advance the candidates ability to develop and integrate innovative processes is a clear advantage – particularly BIM applications such as Revit or software such as InDesign and Sketch Up.
Ability to read and comprehend construction documents.
Minimum five years’ experience working as an Architect, Assistant Project Manager, or Project Engineer in the industry, or an equivalent experience in the commercial design or construction industry.
Must be willing to travel as necessary. LEED Accreditation or comparable green building experience is a plus. Candidate must be willing to earn a base level LEED Accreditation or similar within first year of employment.
Moderate level of construction experience/background.
