The Project Manager/ Retail Tenant Delivery is responsible for overseeing and managing the tenant coordination and retail landlord work for the numerous retail centers across the country. The duties would include the review of all tenant work letters, the oversight of the landlord work required for each tenant and the review and approval of tenant’s store design and construction documents. This position necessitates a person with a high level of design acumen, preferably with a degree in Architecture but not necessary. It will also require a highly -organized work style and a strong attention to detail. Articulate and professional communication, both written and verbal, is critical in this position.
The Project Manager will operate in a multidisciplinary environment with other team members to accomplish successful retail tenant delivery. The PM’s goal is to coordinate all landlord work properly for on time turnover to the retail tenant and to open each retail tenant’s space on time.
The Project Manager will work under the guidance of a DMA Development Manager to coordinate the design and construction process and facilitate timely tenant design review, tenant space turnover and tenant construction. Specifically, the Project Manager must assist in the following tasks:
Maintain clear, timely and appropriate communications amongst the various parties to both facilitate and expedite efficient and successful opening of all the retail tenants on their lease required opening day.
Establish and/or maintain protocols and processes to track tenant design activities including site visits, design submissions, and construction start dates to maintain the overall schedule for the project.
Request tenant design materials for expedited and careful review against the centers Design Criteria standards and identify and communicate any discrepancy between the tenant’s design intent and the pre-established criteria back to the tenant.
Review tenant’s lease construction exhibits as necessary to identify discrepancies between intended tenant turnover standards and specific tenant lease requirements and to proactively identify potential discrepancies between standard conditions and tenants specific design intent and construction requirements.
Work closely with the center’s leasing team to provide support and develop the relationships necessary to handle all of the tenant’s needs as it relates to planning, budget, design, and construction.
Maintain an ongoing and comprehensive project tenant schedule and web based “Tenant Tracker” software if required.
Participate in all tenant preconstruction meetings and center’s internal project team meetings as appropriate.
All other duties as assigned to secure a successful tenant opening on the lease required opening day.
Must be willing to travel overnight on a routine basis
Bachelors or Masters Degree in Design, Architecture, or related field.
Excellent communication skills, both written and verbal.
Proven record of success in the design and construction of retail tenant spaces or other comparable commercial real estate track record.
Minimum 2 to 4 years of experience working as a tenant coordinator or retail project manager in the retail shopping center industry, or an equivalent experience in the design or construction industry.
Ability to read and comprehend construction documents and real estate leases.
Some level of construction experience/background will be viewed favorably.
Experience working in AutoCAD, Adobe Creative Suite, Bluebeam, and all Microsoft Office products is required. Proficiency with additional computer technology to develop and integrate innovative processes is advantageous.
