O&S Associates, Inc. is seeking an Architectural Project Manager who is experienced in independently managing architectural and engineering design and restoration projects through all work phases including scope of work and budget development, condition assessment and reporting, production of construction documents (drawings and specifications), and construction administration. Project types including the assessment, design, and restoration of steel and reinforced concrete structures; façade and roofing repairs and replacement; waterproofing consulting; and Local Law 11/FISP inspections and reporting. We perform design services on all type of structures including low-rise and high-rise residential buildings, office complexes, retail locations, warehouses, parking garages, healthcare facilities, educational facilities, and government buildings.
Act as the primary Point of Contact to multiple clients and communicate in a timely and effective manner
Perform condition assessments and develop reports and cost estimates
Communicate with the client to clearly define the scope of work and budget
Develop complete construction documents including drawings, sketches, and specifications
Coordinate with other disciplines including architecture, structural, MEP, civil, and landscaping
Travel to jobsites throughout the Northeast region to collect and prepare data for evaluation, review construction work quality and progress, conduct pre-bid meetings, participate in pre-construction meetings, and participate in construction progress meetings
Review of Contractor submittals and respond to Contractor Requests for Information (RFIs)
Communicate via electronic mail, phone, and hand drawn sketches to clarify design intent with Contractor
Work on multiple projects simultaneously while maintaining good client relationships
Draft proposals and provide preliminary estimates for new potential opportunities
Bachelor’s degree from an accredited University in Civil/Structural Engineering or Architecture
Minimum of 5 years of Project Management experience in architectural design
Experience in independently managing multiple simultaneous design and restoration A/E projects
Strong leadership skills and be able to work in a fast-paced work environment with multiple deadlines
Excellent oral and written communication skills
Conversant in engineering, architectural, and construction principles
Must be comfortable safely performing inspections on roofs, facades, and structures via suspending scaffolds, ladders, aerial manlifts, etc.
Must be proficient in Microsoft Word, Microsoft Excel, and AutoCAD
