To coordinate with the internal Project Team and external consultants in order to produce a set of code compliant documents that meet the Design criteria of the Client. Documents should provide adequate information to be properly priced by the Contractor and should provide proper detail to be constructible with limited RFIs.
Documents should meet the criteria established for each phase
Coordinate with Project Team to ensure that building and unit FHA and ADA requirements are implemented and documented
Attend Bi-weekly Consultant Coordination Meetings as needed
Work with Project Manager and Project Team to ensure project remains on schedule
Redline drawings and distribute work to team members
Coordinate specifications with the drawings and owner criteria
Feedback from client and is positive in all aspects of project
Project meets expectations during internal peer reviews
Responsible for Code Compliance
Determine that project meets all applicable code requirements for permitting and construction
Ensure that the project is in compliance with special requirements from various building departments and that the drawings document that compliance
Review drawings at all phases to confirm compliance
FHA and ADA Compliance
Confirm during internal peer review that all codes are met
Attend Bi-weekly Consultant Meetings
Stay engaged with the Consultants during Design
Attend meetings with the Consultants as directed by your Project Manager.
Take and distribute Meeting Minutes of all meetings you attend during Design to confirm that consultant team is on the same page and properly informed.
Create Action Item Lists from Meeting Minutes
Review and confirm that there are not conflicts between architecture and the various consultant trades
Confirm the absence of conflict during the internal peer reviews
Review consultant meeting minutes with the Project Team
Work with and direct Project Team
Make sure that Project Team is well informed about their daily, weekly, and long term tasks that contribute to a completed set of documents.
Ensure tasks are distributed to team members in compliance with the Plan of Work
Be accessible as a mentor to team members
Work with Project Manager to review and redline team members work
Constant communication with team members to determine that they understand expectations
Project Manager will communicate regularly with the Vice President about how things are going on the team
Be available to Principal and Project Manager during construction to answer questions and concerns and make revisions as necessary.
Responsible for contributing answers or revising drawings to enable the Project Manager to answer RFIs and Submittals in a timely manner that meets company standards.
Attend OAC meetings as requested by the Principal or Project Manager.
Provide information and/or support for Project Manager to develop ASKs and ASIs as required.
Meet expectations of Principal and Project Manager. Vice President will do period reviews with to determine if team is meeting expectations
Enable the Project Manager to reply to RFIs in five work days and Submittals in ten work days
