About the role
Seeking professional with 5 years or more of construction-related experience to serve as Project Manager for a Construction Due Diligence Services group at CBRE. Requires understanding of commercial construction, architectural drawings, and knowledge of pay application/draw process. Excellent customer service skills required, with written and verbal communication skills crucial to the role. Ability to manage multiple projects, deadlines, and priorities key to success.
Conduct up front plan and cost reviews for construction projects and draft our Construction Risk Assessment opining on the risk associated with a construction project.
Review contract documents, budgets, contracts, third-party testing, zoning opinions, etc.
Review qualifications of Developer, Architect and General Contractor proposed for the project
Identify budget shortfalls, missing essential budget line items, timeline issues, and shortfalls in appropriate levels of contingency funding.
Describe the proposed project and determine if the documentation adequately addresses the financial, scheduling, contingency and expertise necessary for the proposed project to be constructed as proposed.
Work with Cost Advisory group to opine on sufficiency of proposed development budgets.
Client communication with lenders and their developer clients to collect the necessary documentation for review. Communicate missing documentation, resolve questions that arise from the review, and produce timely deliverables to meet client schedules and deadlines for project closing.
Workload will consist of 6-8 projects in varying stages of documentation completeness, with 1 or 2 projects typically progressing to final report deliverables per month.
Secondary Focus (As Volume and Primary Assignments Allow)
Role conducts remote (video) monthly visits to construction projects to provide monthly monitoring and detailed reporting to lenders for progress reporting, financial review, and funding recommendations.
Write detailed recommendations regarding pay applications, lien waivers, change orders, construction scheduling, stored materials, workforce, and deposits for each project assigned.
Kickoff calls for each project and scheduling and management of on site project manager conducting site visits to ensure efficient routing and completion of remote site visits using video streaming software. Identification of party responsible for receipt and payment of invoices for work performed.
Perform role as eyes and ears of lender clients to determine and communicate risks associated with financial, schedule, or supply chain issues that arise for each project.
What you’ll need
BS Degree and 4 years or more of related experience
Architecture, Construction Management, or engineering background in commercial construction strongly preferred with projects of $25-250MM in hard cost budget
Strong verbal and written communication and customer service skills
Self-starter, organization skills, and time management skills
Team player with desire to contribute to knowledge base of the group; willing to participate in and lead training to share experience with the group
