The purpose of this position is to guide design teams through the construction document process. The Project Architect II is responsible for code research and compliance, production and oversight of the project design and documentation, project specifications, and general document coordination. This position is typically responsible for the project management and coordination of small to medium projects or low to moderate complex projects under general supervision of Project Manager and Principal in Charge. This role may also be part of larger team with independent responsibilities.
This position may assist in directing the work of interns, junior staff, and other team members. It is expected that this role will manage meetings and communications with consulting disciplines, clients and contractors, including contract administration. This position is expected to attend meetings and to manage communications and coordination with clients, consultants, and contractors for the successful completion of contract documents and construction. Additional responsibilities may include the assistance in drafting contracts or to provide support in the creation of proposals.
Works under 20% direct supervision, 80% general supervision during the completion of daily tasks.
The role has a targeted 90% production utilization rate. (excludes vacation, PTO & Holidays)
This role also may work 5% in Business Development
Produces BIM models in Revit software in order to develop building design concepts
Creates preliminary sketches and drafts the concepts into Revit or other software
Organizes design and contract documents in preparation for presentations and construction
Develops initial stage building programming including all required room types, sizes and proximities for review by Project Architect
Develops building details consistent with building design intent for review by Project Architect/Manager
Develops building designs and space plan layouts from initial design options
Reviews complex shop submittals (i.e. steel shop & millwork drawings) during construction phase for compliance with Contract Documents
Attends site visits during construction to record observations for compliance with Contract Documents and the certification of Pay Applications, subject to review by Project Manager
Provides code research identifying adopted codes of the authority having jurisdiction and resolves impact on the design and construction documents
Mentors Project Design Staff and Interns in developmental areas in pursuit of their IDP
Knows the traditional roles and responsibilities of each party to design and construction contracts
Manages documents and project filing Enforce filing protocols and documentation standards
